Who can list
A host on AbsoHome is a person with a name, not a faceless account. The check is free, and AbsoHome keeps no copies of documents.
A member of Absolute
An account on abs.live: the team checks your profile. Registration in Absolute is open to everyone, so the checks below come on top of membership.
A confirmed phone
You sign in with your phone number and a code by SMS.
A confirmed identity
The name on the document giving the right to let is checked against the name on your profile and your confirmed phone: fill in: how — a video call with no recording or an ID service, owner’s decision.
The right to let
In Russia you order an EGRN extract (the property register) about your home through Gosuslugi and show it to a moderator, who checks the name and the address. On Phu Quoc — a document that shows your right to the home. AbsoHome keeps no copy: the database holds only a “right checked” mark with the date.

In the pilot — up to three homes per host. AbsoHome is people’s own homes, not management companies.
Why the host orders the extract: the EGRN does not give the owner’s name to anyone else unless the owner files a request for it (Federal Law 218-FZ, art. 36.3).
What can be listed
The rules come from the law and from the AbsoHome standard. Where the law asks for a register number, a listing without one is not published.
Yes
A flat or a room in an apartment building
By the night it counts as short-term letting, for months as ordinary letting; the law’s condition is respect for the neighbours’ rights (Housing Code art. 30 part 2). No hotel services: they are banned in apartment buildings (Housing Code art. 17 part 3).
Your own home — without money
Stay with your people, home exchange, house-sitting, a home for a master in return for sessions. Without money means not a single payment, not even for cleaning.
With a register number
A guest house by the night: Krasnodar Krai and Sirius
A private house let to tourists by the night, whole or by the room, is a guest house. The experiment runs until 31.12.2027 (Federal Law 127-FZ; in the krai — law 5414-KZ, in Sirius — Council decision No. 1-50/340). Since 01.01.2026 a listing must carry the register number and a link to the entry, and the listings service must ensure it (127-FZ art. 6 part 2). Without the number the listing is not published.
Non-residential apartments by the night
Only with a number in the register of classified accommodation and only from a sole trader or a company: they provide hotel services, private persons do not (Federal Law 132-FZ art. 1, art. 5.1).

A mini-hotel in a flat
A reception, cleaning as a service, a “hotel” or “hostel” sign — signs of hotel services, and in an apartment building those are banned.
A compulsory fee “without money”
A charge for cleaning or linen makes the stay rent. Such a listing goes under rent, with a price.
Cameras inside the home
None inside; outside — only those named in the listing. A hidden camera means removal from AbsoHome without warning.
Someone else’s home without the right
A listing is placed by whoever has the right to dispose of the home, and a moderator checks it.
Shares, fundraising, “guaranteed-income apartments”
Only homes and people here: no shares in a house, no collections for repairs, no investment offers.
Phu Quoc: its own rules
Vietnam has its own law. On Phu Quoc in the 2026/27 season — rent for months and the forms without money.
No rent by the night
Letting to tourists by the night in Vietnam is a business: registration, public-order and fire-safety requirements (Tourism Law 09/2017 art. 49).
Registering a foreign guest
A guest from Russia is a foreigner in Vietnam, and the host registers them with the police: online — at once on arrival, on the paper form — within 12 hours (Circular 87/2026/TT-BCA art. 7, art. 9). This holds for stays without money too.
A foreign master — only with a work permit
Sessions in return for a home can count as work. A foreigner without a permit faces a fine of 15–20 million ₫ (Decree 282/2025 art. 21 cl. 6 “a”).
A foreign host
Before letting — notify the housing authority in writing (Housing Law 27/2023 art. 21). In the pilot, hosts on Phu Quoc are Russian citizens until a Vietnamese lawyer answers.
A foreign guest in Russia
A host with a foreigner staying is the receiving party: a notice to the Ministry of Internal Affairs within seven working days of arrival; in a hotel or another accommodation facility — within one working day following the day of arrival (Federal Law 109-FZ art. 20). Whether this covers a registered guest house — fill in: the lawyer’s answer. This holds for stays without money too.

Six steps to the first guest
This is how the working version runs. In the demo the steps are here to look through.
01. Sign-in and membership check
Sign-in is by phone number, with a code by SMS. Then a link to your profile on abs.live, and the team checks membership. “Sign in with Absolute” comes in the next version.
02. The home
Form (rent or one of the forms without money), type of home, capacity, amenities, house rules, photos. Whether you live in the home during the stay — the guest sees it before the request.
- Photos — only of your home, and real. Geotags and camera data are removed in the browser before the upload.
- House rules follow a template: smoking, pets, quiet hours, children, visitors, parties, check-in and check-out times.
- The price is complete: everything compulsory is in it. The deposit amount and its return term show in the listing.

An import link is a secret: it carries a key to your calendar on another platform.
Platforms swap calendars with a delay: Airbnb, for one, refreshes its import every 3 hours. That is why there is no instant booking — the host confirms every request.
05. Moderation
A moderator looks at every new listing, every change of address and every change of photos.
- The right to let and membership in the community.
- Photos are real and of your home.
- No address, phone or links in the description.
- A register number wherever one is needed.
06. Requests
No instant booking: a guest writes a request, the answer comes within 48 hours. Accept or decline — the host decides.
- The guest gets contacts and the address only after confirmation.
- Payment and deposit on the day of arrival, after a look around. No transfers before arrival.
- The lock or key-box code goes in a message on the day of arrival: AbsoHome keeps no codes in its database.
What others see and what they do not
Privacy is held by the database, not by the form: what is closed sits in a separate table and is given out by a function that keeps a log.

Without money means no money at all: not for cleaning, not “for linen”. A compulsory payment makes it rent.
Listing is free
The listing, the check, the calendar — no charge.
Money goes straight to the host
No money passes through AbsoHome now. The guest pays on the day of arrival, after a look around; the deposit too, and its amount and return term show in the listing.
No transfers before arrival
A request to pay earlier is a reason to report. One rule for every host.
If a commission appears
One, and published: only from the host, only from paid bookings, with an estimate of what it pays for. With notice in advance and never backdated.
Without money — 0%
Stays without money — 0%, written into the rules. Any change only with notice in advance and never backdated.
No paid promotion
A place in search is not for sale. First what fits the dates and the place, then what is checked and has reviews; equal ones in random order, reshuffled once a day.
Taxes
Money for the home goes straight to the host — and the host pays the tax on it, not AbsoHome.
Russia
A dwelling can be let under the professional income tax (NPD): 4% on income from individuals, 6% from sole traders and companies, a limit of 2.4 million ₽ a year, the regime runs until 31.12.2028 (Federal Law 422-FZ art. 1, 4, 10). Non-residential apartments cannot be let under it (art. 6 part 2 p. 3). Other routes — personal income tax or registering as a sole trader. The regime for a registered guest house is a question for an accountant.
Tourist tax
It is paid by whoever hosts guests in an accommodation facility from the register — a guest house owner included (Tax Code art. 418.2–418.3). A flat is a dwelling, not an accommodation facility (Federal Law 132-FZ art. 1).
Vietnam
The tax on rent is on the host there too. The threshold and the rate depend on whether you are a Vietnamese tax resident (Law 109/2025 art. 7, art. 20).
