Platform rules

AbsoHome (Абсохоум) is a listings platform for homes of members of the Absolute community: rent by the night and for months, and homes without money — a stay with your people, home exchange, house-sitting, a home for a master in return for sessions. These rules set out who lists a home and who comes to stay, how requests, money, reviews and disputes work, and what the platform does about breaches.

1.The platform and its operator
- 1.1
The platform’s operator is fill in: operator’s full legal name, OGRN (state registration number) fill in: OGRN, INN (taxpayer number) fill in: INN, address: fill in: registered address. - 1.2
AbsoHome is a listings board. The agreement to stay is made between the host and the guest. The platform is not a party to that agreement, not the landlord, and does not take money for the stay.
- 1.3
AbsoHome and the Absolute community (abs.live) are separate products. Home addresses and stay dates do not go into Absolute’s database.
- 1.4
These rules apply together with the documents “Personal data policy”, “Consent to personal data processing”, “Consent to the dissemination of personal data”, “Data passed to host and guest” and “Agreement templates and house rules”.
2.Who takes part
- 2.1
During the pilot both the host and the guest are members of the Absolute community. A request without an account is not accepted. Whether AbsoHome needs its own entry by invitation or approval by the team on top of Absolute membership: fill in: owner’s decision.
- 2.2
Every participant is 18 or older.
- 2.3
Sign-in is by mobile phone number with a code sent by SMS (Federal Law 149-FZ on information, art. 8 part 10). Absolute membership is checked as follows: fill in: how membership is checked and which data are compared.
- 2.4
A host is an Absolute member with a confirmed phone number, a confirmed identity and the right to let the home: the owner or the owner’s representative under a power of attorney. - 2.5
The right to let is confirmed by a document the host shows to a moderator. In Russia this is an extract from the EGRN (the state property register) about the host’s own property, which the host obtains through Gosuslugi (the state services portal). No copy is kept: the database stores only the date of the check, the moderator and the type of document.
- 2.6
One host lists no more than three properties.
3.Six forms
- 3.1
For money: “Rent · by the night” — a home for a few nights; “Rent · for months” — a home for a month or more.
- 3.2
Without money: “Stay with your people” — a room at a member’s home; “Home exchange” — your home in exchange for someone else’s, not necessarily on the same dates; “House-sitting” — a home in return for care of the house, garden, animals and post while the host is away; “For a master — a home for sessions” — a home for the length of a course in return for sessions at an Absolute centre or at a place on the Absolute map.
- 3.3
Without money means no money at all: nothing for cleaning, nothing “for linen”. Any compulsory payment turns the stay into rent, and the listing moves to a “Rent” form.
- 3.4
House-sitting and “For a master” are exchanges: a home in return for something done. Only what is on a closed list can be asked in return: for house-sitting, care of the host’s house, garden and animals, and the post; for a home for a master, a place in the master’s sessions. No more than fill in: hours a day. Nothing outside the list can be asked.
- 3.5
A foreign master in Vietnam needs a work permit: sessions in return for a home may be treated as work, and then the master faces a fine of VND 15–20 million (Decree 282/2025 art. 21 cl. 6 “a”). A foreign master in Russia: fill in: conditions — lawyer’s answer.
4.What can be listed
- 4.1
A flat in an apartment building may be let by the night as a short-term tenancy (Housing Code art. 30 part 2). Hotel services in apartment buildings are prohibited (Housing Code art. 17 part 3), so such listings do not use the words “hotel” or “hostel” (in Russian: «отель», «гостиница», «хостел»).
- 4.2
A guest house let to tourists by the night in Krasnodar Krai and in the federal territory of Sirius is published only with its number from the register of guest houses and a link to the entry. Since 01.01.2026 this is a duty of both the host and the listings service (Federal Law 127-FZ on the guest house experiment, art. 4 part 4, art. 6 part 2). Without the number the listing is not published.
- 4.3
Non-residential apartments: only with a number in the register of classified accommodation facilities and only from a sole trader or a company.
- 4.4
Phu Quoc, season 2026/27: no nightly rentals — in Vietnam that is a business requiring registration and permits. Only “for months” and the forms without money. Until a Vietnamese lawyer answers, hosts on Phu Quoc are Russian citizens only, and their data are stored in Russia.
- 4.5
Photos are real and of this home only; everything in the photos is there. The description contains no address, phone numbers, links or card numbers. The price is complete: everything compulsory (cleaning, linen, fees) is included or itemised before the request. If the host takes a deposit, its amount and the time to return it are shown in the listing.
- 4.6
Selling shares in a home, raising money for repairs and “guaranteed-income apartments” do not belong here: this is about homes and people.
- 4.7
A new listing, a new address and new photos are moderated before publication.
5.Listing and the order of results
- 5.1
Listing a home is free. This can change only with notice of fill in: notice period and never retroactively. There is no paid promotion: a listing cannot be moved up in search for money.
- 5.2
The order of results: first what fits the dates and the place, then what is verified and has reviews. Equal listings come in random order, which changes once a day.
6.Request and confirmation
- 6.1
The guest sends the host a request: dates, number of guests, a short message. There is no instant booking — the host decides.
- 6.2
The host answers within 48 hours. With no answer, the request closes automatically.
- 6.3
Before confirmation the guest sees the district, not the house, and both parties’ phone numbers are hidden. Phone numbers, links and card numbers in the request text are hidden too.
- 6.4
After confirmation the guest receives the exact address, and the parties receive each other’s phone numbers (see “Data passed to host and guest”). The host passes the key box or lock code personally on the day of arrival: the platform does not store such codes.
- 6.5
Dates when a home stands empty (house-sitting, exchange) are visible only to signed-in members and only by month. Exact dates are in the request.
7.Money
- 7.1
During the pilot AbsoHome takes nothing — from the host or the guest. Money does not pass through the platform.
- 7.2
No transfers before arrival. Payment and deposit are made on the day of arrival, after seeing the home.
- 7.3
A request to send money earlier, to “secure the booking with a transfer”, a payment link, or a move to a messenger to pay are signs of fraud and grounds for a complaint.
- 7.4
Payment for the home goes straight to the host, so AbsoHome neither holds nor refunds it.
- 7.5
For stays without money AbsoHome takes nothing — 0%. This is written in the rules; it can change only with notice of fill in: notice period and never retroactively.
- 7.6
The host pays tax on rental income personally.
8.House rules and safety
- 8.1
House rules are listing fields, not free text: quiet hours, smoking, animals (and whether there are animals in the home), guests’ visitors, children, events, arrival and departure, cleaning, hazards of the home — stairs, pool, stove, bathhouse. The standard is in “Agreement templates and house rules”.
- 8.2
The listing shows whether the host lives in the home. Children — only with the host’s explicit consent.
- 8.3
Hidden cameras inside the home are always prohibited: a breach closes access to the platform without warning. Outdoor cameras — only those named in the listing.
- 8.4
If the home is unsafe, the guest may leave at any moment without sanctions. The “Unsafe” button is on the stay page; the team answers within fill in: hours.
9.Guest registration
- 9.1
Registering a foreign guest is the host’s duty as the receiving party, both for rent and for stays without money (Federal Law 109-FZ on migration registration, art. 2 cl. 7).
- 9.2
Russia: for a foreign guest — a notice to the Ministry of Internal Affairs within seven working days of arrival; in a hotel or another accommodation facility — within one working day following the day of arrival (109-FZ art. 20 parts 3, 3.1). Whether this covers a guest house from the register: fill in: lawyer’s answer. A Russian citizen who stays more than 90 days registers at the place of stay (RF Law 5242-1, art. 5).
- 9.3
Vietnam: a foreigner is registered in the police electronic system immediately on arrival (Circular 87/2026/TT-BCA art. 7 part 2); on a paper form, within 12 hours, or 24 hours in remote areas (art. 9).
- 9.4
The host takes the passport details for registration from the guest personally at check-in. AbsoHome does not collect or store passports.
10.Reviews
- 10.1
A review comes only after a stay, with or without money. Both sides write: the host about the guest and the guest about the home.
- 10.2
Reviews are blind and open at the same time — when both are written or 14 days after departure. Once published, a review is not edited; the host answers a review once.
- 10.3
Instead of stars, specific questions: does the home match the photos, is the description accurate, is it clean on arrival, and “Stay here again: yes / no”. Separately, a private note to the team about safety.
- 10.4
Moderation removes from a review only what gives away the place (“above the bakery”), insults and personal data — not the tone and not the rating.
- 10.5
A review cannot be bought, traded for a discount or removed for money.
11.Complaints and disputes
- 11.1
A problem on arrival (wrong home, no access, dirty, unsafe): report within 72 hours. Damage after departure: within 14 days, with photos and a cost estimate.
- 11.2
The other party answers within 48 hours. The team’s first answer comes within a day, the decision within 7 days. A mistaken measure is lifted within 48 hours. A decision can be appealed once — another team member reviews it.
- 11.3
AbsoHome does not hold money, so it neither refunds nor recovers it. A decision in a dispute is a mark on the profile, a listing sent back for correction, a pause on a listing or on requests, or closed access to the platform for fraud.
- 11.4
The platform can report fraud to the Absolute community only under a written procedure between the operators: fill in: procedure for exchanging information with Absolute.
12.Breaches and measures
- 12.1
Photos or description do not match the home, without intent: the listing goes back for correction.
- 12.2
A request for money before arrival, a move to a messenger to pay: the listing is paused and reviewed; a repeat closes access.
- 12.3
Fraud — someone else’s home, someone else’s photos, a forged document: access is closed.
- 12.4
A hidden camera, a threat: access is closed without warning. Information goes to the police on request, in the manner the law sets.
- 12.5
A request in return for anything not on the closed list: access is closed.
- 12.6
A host does not register a foreign guest: the listing is paused until this is fixed.
- 12.7
A guest does not show up: a mark on the profile; two no-shows pause requests for fill in: length of pause.
13.Liability
- 13.1
The platform checks the host, the right to let and the photos, but is not liable for performance of the agreement between host and guest: the host answers for the condition of the home, the guest for treating it with care.
- 13.2
AbsoHome has no insurance of its own and does not call anything a guarantee that is not insurance. A host should take out property and liability insurance; for house-sitting and exchange, also a list of valuables with a handover record and photos.
- 13.3
A host who receives a guest’s passport details is responsible for keeping them safe and deletes them after departure. The host’s status as a personal data operator: fill in: lawyer’s answer.
14.Changes and version
- 14.1
A new version is published on this page fill in: notice period before it takes effect, and participants are notified. Changes do not apply to confirmed stays. All versions are kept.
- 14.2
The rules are governed by the law of the Russian Federation. Disputes are settled by negotiation, and failing that, in court: fill in: jurisdiction — lawyer’s wording.
