Agreement templates and house rules

The agreement to stay is made between the host and the guest; AbsoHome is not a party. Below is a template for each form — what it contains and what it may never contain. A lawyer writes the final texts of the templates.

1.Which agreement for which form
- 1.1
“Rent · by the night” and “Rent · for months” — a residential tenancy agreement (Civil Code of the Russian Federation, ch. 35): the owner provides residential premises for payment, to possess and use for living (art. 671 cl. 1). A tenancy for less than a year is short-term (art. 683).
- 1.2
“Stay with your people” — an agreement for gratuitous use (Civil Code ch. 36); the Housing Code, art. 30 part 2, expressly allows it for homes.
- 1.3
“Home exchange”, “House-sitting” and “For a master — a home for sessions” — a home with something given in return. Legal form — gratuitous use, barter or a contract for consideration: fill in: classification of exchange, house-sitting and the master form — lawyer’s answer. Templates for these forms come after the lawyer’s answer.

The agreement is in writing; for a tenancy this is required by law (Civil Code art. 674 cl. 1). How it is signed: fill in: on paper at check-in or electronically — lawyer’s decision.

2.Tenancy agreement: by the night and for months
- 2.1
Parties: the landlord — the owner of the home or the owner’s representative under a power of attorney — and the tenant. Parties’ details: fill in: which details — lawyer.
- 2.2
Subject: address, type of home, rooms, what is included (furniture, appliances) — per the handover record.
- 2.3
Term: arrival and departure dates, times in local time. A tenancy of a year or longer is registered as an encumbrance (Civil Code art. 674 cl. 2).
- 2.4
Payment: the same amount as in the listing; everything compulsory is in it or itemised. Payment on the day of arrival, after seeing the home. No transfers before arrival.
- 2.5
The pilot template has no earnest money and no advance before arrival. Prepayment is possible only at the next stage — through the platform, with the money held until arrival.
- 2.6
For months: who pays utilities and how — fill in: lawyer’s wording; meter readings — in the handover record.
- 2.7
Deposit — a security payment (Civil Code art. 381.1): it covers possible damage and is returned if there is none. Amount and return time — as in the listing. Deductions only with photos and an estimate; disputes — under the platform rules.

Number of occupants, house rules (annex), registration of a foreign guest — who files the notification and when.
- 2.9
Cancellation and early departure: fill in: cancellation and early departure terms — lawyer’s wording. If the home is unsafe, the guest leaves at any moment without sanctions.

Keys and the lock code — on the day of arrival.
3.Gratuitous use: stay with your people
- 3.1
Parties: the host (lender) and the guest (borrower).
- 3.2
Subject: a home or a room; what is included — per the handover record with photos and a list of valuables.
- 3.3
No money: the guest pays nothing — not for the stay, not for cleaning, not “for linen”; there is no deposit either. A compulsory payment turns the agreement into a tenancy.
- 3.4
Term: specific arrival and departure dates and the departure procedure. If departure does not happen on time: fill in: procedure — lawyer’s wording.
- 3.5
Hazards of the home (stairs, pool, stove, bathhouse) and animals in the home — in writing, before arrival.
- 3.6
A host should take out property and liability insurance and put valuables on a list with photos.
4.Exchange and house-sitting — after the lawyer’s answer
- 4.1
Legal form and templates — after the lawyer’s answer. Terms they will contain:

Exchange: a separate agreement for each home; the dates may differ.
- 4.3
House-sitting: what caring for the home includes — only from the closed list (house, garden, the host’s animals and the post), the host’s instructions, an amount of no more than fill in: hours a day, the host’s contact in case of an emergency.
5.For a master — a home for sessions
- 5.1
The home: dates, handover record, house rules. Legal form: fill in: lawyer’s answer.
- 5.2
What is given in return: the discipline, number and length of sessions, the place — an Absolute centre or a place on the Absolute map — and who attends: the host and the host’s family. No more than fill in: hours a day. Nothing except a place in the sessions can be asked.
- 5.3
If the sessions do not take place: fill in: consequences — lawyer’s wording.
- 5.4
A foreign master in Vietnam — only with a work permit: sessions in return for a home may be treated as work, and then the master faces a fine of VND 15–20 million (Decree 282/2025 art. 21 cl. 6 “a”). Such a listing is marked “only for masters with the right to work in Vietnam”. A foreign master in Russia: fill in: conditions — lawyer’s answer.
6.Handover record
- 6.1
Made on arrival and on departure, for any agreement.
- 6.2
Condition of the home room by room, list of valuables, furniture and appliances, number of keys, meter readings (for months), dated photos.
- 6.3
Signatures of both parties. The record and the photos are the main evidence in a dispute about damage.
7.House rules: the standard
- 7.1
The rules are listing fields; they are also an annex to the agreement.
- 7.2
Quiet hours: from __ to __. Smoking: no / outside only / yes. Animals: no / by agreement / yes; whether there are animals in the home.
- 7.3
Guests’ visitors: no / daytime / by agreement. Events: no / by agreement. Children: suitable / not suitable — with the reason; in any form, only with the host’s explicit consent.
- 7.4
Arrival and departure: arrival window, departure time, how keys are handed over. Cleaning: included / the guest cleans / for a fee — then it is rent.
- 7.5
Honest photos: pictures no older than __, everything in the photos is there.
- 7.6
Whether the host lives in the home. Hazards: stairs, unfenced pool, stove, bathhouse.
- 7.7
Always prohibited: hidden cameras inside the home. Outdoor cameras — only those named in the listing.
8.Guest registration memo
- 8.1
Russia: for a foreign guest — a notice to the Ministry of Internal Affairs within seven working days of arrival, through Gosuslugi or a public services centre (MFC); in a hotel or another accommodation facility — within one working day following the day of arrival (Federal Law 109-FZ, art. 20 parts 3, 3.1). Whether this covers a guest house from the register: fill in: lawyer’s answer. A Russian citizen staying more than 90 days — registration at the place of stay (RF Law 5242-1, art. 5). This applies to the forms without money as well.
- 8.2
From 03.11.2026 the fine for an individual host who fails the duties of the receiving party is RUB 4,000–6,000 (Code of Administrative Offences art. 18.9 part 4 as amended by 294-FZ).
- 8.3
Vietnam: a foreigner — immediately on arrival in the police electronic system; on a paper form, within 12 hours, or 24 hours in remote areas (Circular 87/2026/TT-BCA art. 7 part 2, art. 9).
- 8.4
The host enters the guest’s passport details personally, keeps them safe and deletes them after departure. AbsoHome does not collect them.
