The rules a home stands on

The AbsoHome standard is written down and open to everyone. It is the same for every home — for money or without, in Sochi, in Krasnaya Polyana and on Phu Quoc. Here: money, the host’s word and the guest’s word, what “Verified” means, how reviews and disputes work, and what you won’t find here.

Honest money rules

  • 0%

    is what AbsoHome takes in the pilot — from the host and from the guest. Putting a home on the map is free.

  • On arrival day

    payment and deposit go to the host, after a look around. Before arrival — no transfers at all.

  • Without money

    means no money at all: not for cleaning, not “for linen”. A compulsory payment makes it rent.

  • Not for sale

    a place in search: there is no paid promotion — not even labelled.

The 0% rate for homes without money is written into the rules. It changes only with advance notice and never retroactively.

The host’s word

An AbsoHome host is a member of Absolute, 18 or over, with a confirmed phone, a confirmed identity and the right to let the home. A listing is the host’s word, and the host keeps it.

  1. The truth in the listing

    Description, house rules, amenities and price — as they are. Everything compulsory is in the price or itemised before a request. A house let nightly to tourists in Krasnodar Krai or in Sirius carries its guest house register number and a link to the entry.

  2. Photos of your own home only

    Real pictures of this home: the entrance, the bed, the bathroom, the kitchen. No one else’s photos, no stock images. A façade or a window view that gives the place away opens to the guest after confirmation.

  3. An answer within 48 hours

    A request goes to the host, and the answer — yes or no — comes within 48 hours. There is no instant booking: the host decides whom to let in. Contacts open to both sides after confirmation.

  4. Cancel by the rules, with a reason

    A confirmed stay is cancelled only under the platform’s rules, with a reason the guest and the team see. Cancellation rules: fill in: cancellation rules for hosts and guests.

  5. No transfers before arrival

    A host asks for no money before arrival. Payment and deposit — on arrival day, after a look around. The deposit amount and when it comes back are in the listing, before any request.

  6. “Without money” means none at all

    Not for cleaning, not “for linen”. A compulsory payment makes it rent — and then it is a listing for rent.

  7. In return — only from the list

    The list is closed: for house-sitting — care of the host’s house, garden, plants, animals and post; for a home for a master — the master’s sessions in their own field; for an exchange — your own home. Care and sessions — no more than fill in: how many hours a day. Nothing else may be asked.

  8. A foreign guest — by the country’s rules

    The host registers a foreign guest — for money or without. In Russia: a notice to the Ministry of Internal Affairs within seven working days of arrival; in a hotel or another accommodation facility — within one working day following the day of arrival (Federal Law 109-FZ art. 20). Whether this covers a registered guest house — fill in: the lawyer’s answer. In Vietnam: registration with the police — online right on arrival, or on a paper form within 12 hours (Circular 87/2026/TT-BCA). The host checks the passport in person: AbsoHome collects no passports.

  9. No cameras inside

    There are no cameras inside the home. A camera outside — only one named in the listing. A hidden camera means removal from AbsoHome, with no warning.

  10. Whether the host lives there — shown

    Every listing says whether the host lives in the home during the stay. The guest knows it before a request.

  11. The lock code on arrival day

    The host sends the lock or key box code in the conversation on arrival day. The site keeps no codes.

The guest’s word

An AbsoHome guest is a member of Absolute too, 18 or over, with a confirmed phone. Someone else’s home — like your own, only with more care.

  1. 18 or over

    An adult writes the request. Children come only with the host’s clear consent — the house rules show it.

  2. Care for the home

    The home goes back to the host as it was on arrival. Damage — first a talk with the host; in a dispute, the team looks into the case.

  3. House rules before the request

    Quiet hours, smoking, animals, visitors, children — all of it is in the listing. A request means accepting these rules.

  4. Money after a look around

    The guest pays on arrival day, after a look around. A request to transfer earlier is a reason to press “Report”.

  5. Unsafe — you can leave

    If the home is unsafe, the guest may leave at any moment — with no sanctions and no mark on the profile. The “Unsafe” button calls the team.

What “Verified” means

The mark on a listing stands for three checks by the team. Each one shows its date.

  • Identity: the host is a member of Absolute with a profile on abs.live, the phone is confirmed with an SMS code, and the name is checked against the document giving the right to let. How it is checked — fill in: a video call with no recording or an ID service, owner’s decision.
  • The right to let: the host shows the team a document. In Russia, an extract from the property register (EGRN) the host gets on Gosuslugi; in Vietnam, a certificate of the right to the home or a lease that allows letting. AbsoHome keeps no copies: the database holds only the date and the type of document.
  • The home is checked against its photos on a video walk-through — no faces or documents in the frame.

The check is free. No biometrics, no selfie with a passport.

Reviews

A review comes only after a stay here. It cannot be bought, traded for a discount or removed for money.

Questions instead of stars

  • Matches the photos: yes / almost / no
  • Description accurate: yes / no
  • Clean on arrival: yes / no
  • Stay here again: yes / no
  • Blind on both sides: the host and the guest write without seeing each other’s review. The reviews open at the same time — once both are written or 14 days after check-out.
  • Once published, a review stays as it is. The host answers once.
  • Homes without money get reviews too: a stay with your people, an exchange, house-sitting, a home for a master.
  • The team removes from a review only what gives the place away, insults and personal data. Never the tone or the rating.
  • A private note about safety goes to the team only.

If something is wrong

The terms are known in advance — to the guest, the host and the team.

Payment for the home goes straight to the host, so AbsoHome does not refund it and does not promise to.

What the team decides

  • a mark on the profile
  • a fix to the listing or hiding it
  • a pause on the listing or on requests
  • removal from AbsoHome for deceit

A decision can be appealed once — another person on the team reviews it.

Search order

A place in search cannot be bought. The order is the same for everyone:

  1. First — what fits the dates and the place.
  2. Then — verified homes and homes with reviews.
  3. Equal ones — in random order. It changes once a day.

There is no paid promotion — not even labelled. Listing is free.

Safety

A person’s safety comes before any deal.

  • The team answers “Unsafe” within fill in: how many hours.
  • A threat to life — emergency services first: fill in: emergency numbers in Russia and Vietnam.
  • The guest may leave with no sanctions if the home is unsafe.
  • Everyone is 18 or over. The listing shows whether the host lives there.
  • Only a guest with a confirmed stay sees the exact address — until check-out and one day more. The host sees who opens the address and when.
